Legal requirement: All private landlords in England must have a valid EICR before a new tenancy and every 5 years thereafter. Non-compliance can result in fines of up to £30,000 per property.

Since June 2020, the Electrical Safety Standards in the Private Rented Sector (England) Regulations require every landlord to have a valid Electrical Installation Condition Report (EICR) for each rental property. The report must be carried out by a qualified, registered electrician and renewed at least every five years — or before a new tenancy begins, whichever comes first.

What happens if my EICR fails?

If the inspection identifies C1 (danger present) or C2 (potentially dangerous) codes, remedial work is required before the report can be classified as satisfactory. We provide a clear quote for all remedial work and can usually complete it within a few days. Landlords have 28 days to complete remedial work for C1/C2 codes.
