An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed electrical installation in a property. It identifies any deterioration, defects, or non-compliance with current safety standards and is legally required for all rented properties in England under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
Landlords must have a valid EICR before a new tenancy begins, and at least every five years thereafter. Failure to comply can result in fines of up to £30,000. Homeowners are also advised to have an EICR every ten years, or before purchasing a property.
During an EICR, our qualified electrician will inspect and test your wiring, consumer unit, sockets, switches, light fittings, and earthing arrangements. Each item is graded using a standardised coding system (C1, C2, C3, FI). A C1 or C2 code means remedial work is required before the report can be deemed satisfactory.

How often do I need an EICR?
Landlords must have a valid EICR every five years or at the start of each new tenancy. Homeowners are advised to have an EICR every ten years. Commercial properties require testing every five years. If you're buying a property, we strongly recommend an EICR before exchange.
What happens if my EICR fails?
If the inspection identifies C1 (danger present) or C2 (potentially dangerous) codes, remedial work is required before the report can be classified as satisfactory. We provide a clear quote for all remedial work and can usually complete it within a few days. Landlords have 28 days to complete remedial work for C1/C2 codes.
